How to Get Certified Land Record Copies — For Banks & Courts

The online record is excellent for verification and due diligence. But when you need to submit it to a bank, court, or Sub-Registrar, you need a certified copy with an official stamp or digital signature. Here is the complete process:

  1. Go to your state’s e-District portal (not the land record portal — look for “[State] e-District” or “[State] Service Plus” online)
  2. Register or log in with your mobile number. Registration is free and takes 2 minutes.
  3. Under “Revenue Services” or “Land Record Services”, select “Certified Copy of RoR / Khatiyan / Patta / 7-12” (as applicable to your state)
  4. Enter the property details — district, block/taluka, village/mouza, plot number or account number
  5. Pay the fee — typically ₹20–₹50 per record via net banking, UPI, or debit card
  6. In states with fully digitized systems (Maharashtra, Karnataka, Telangana), the digitally signed certified copy downloads immediately
  7. In other states, you receive an application reference number and can collect or download the stamped copy within 3–7 working days
  8. This certified copy is valid for all official purposes — home loan applications, court submissions, property registration, KCC/agricultural loan applications
Bank-Specific Tip: Before submitting to your bank, ask the bank’s panel lawyer which specific records they require. Most banks need: (1) certified ownership record showing current owner, (2) mutation certificate, (3) encumbrance certificate for 13–30 years, and (4) plot map. Getting all four in advance prevents multiple rounds of document requests and speeds up loan disbursal.
